With purchase prices of short sale and lender-owned properties still way below replacement cost on new homes, sales of these units to investors, and restoration of existing properties continues to dominate the residential market in the Phoenix area. We recently ran into one of our restoration contractors that bought 11 homes in Coolidge. These homes were never lived in, and some never quite finished. They were purchased at prices where even fully refurbished they can be resold in the $50 - $60,000 price range. Great bargains are still available.
